Investing & Building Wealth

Build Something
That Lasts.

Homeownership as a long game, explained with honest numbers.

Four Paths

Ways homeownership builds wealth

Start where you are. Each path works for different goals and timelines.

01

Equity from payments

Every mortgage payment pays down principal. Over time that becomes wealth you own.

02

Live in one, rent the rest

FHA and VA loans can finance a 2 to 4 unit home if you live in one unit. Rent from the others helps cover the payment.

03

Keep it after you move

When orders or life move you, renting the home out can turn your first home into your first rental.

04

Long-term holds

Buying with a 10-year view lets you ride out market cycles and build equity steadily.

An Honest Example

How equity builds

A $280,912 loan at a sample 6.25% rate over 30 years. This counts only principal paid down. It assumes no change in the home's value.

After Principal paid
1 year about $3,300
5 years about $18,700

Price growth can add to this or take away from it, and isn't guaranteed. Example only.

Questions

What new investors ask

Can I buy a rental with an FHA or VA loan?

Not a rental alone. Both require you to live in the home. You can buy a 2 to 4 unit property, live in one unit and rent the others.

Does rent help me qualify?

Often, yes. On a 2 to 4 unit home, many lenders count about 75% of expected rent toward your income. Your lender confirms the rules.

Are property taxes different on a rental?

Yes. The homestead exemption only applies to your primary home. On non-homestead homes, Florida caps yearly assessment increases at 10%, compared with up to 3% for homesteads.

Can I do short-term rentals?

It depends on the city, the county and any HOA. Many communities limit or ban them. Check the rules before you buy, not after.

What about taxes on rental income?

Rental income and expenses have their own tax rules. Talk with a CPA before you buy so the numbers match your situation.
