Buy a Home

More Than Houses.
We Build Futures.

A clear plan from preapproval to keys, with someone in your corner at every step.

The Buying Process

Eight steps to your keys

  1. 1

    Check credit and budget

Know your score and the monthly payment you're comfortable with.

  2. 2

    Get preapproved

A lender confirms what you can borrow and which loans fit.

  3. 3

    Line up assistance

If you qualify, your lender reserves program funds before you shop.

  4. 4

    Tour with a plan

We focus on homes that fit your budget, commute and must-haves.

  5. 5

    Make a strong offer

I negotiate price, terms and seller credits toward your costs.

  6. 6

    Inspection and appraisal

Learn the home's condition and confirm its value.

  7. 7

    Final approval

You get your Closing Disclosure at least 3 business days before closing.

  8. 8

    Close and get your keys

Sign, fund and move in. Then file your homestead exemption.

Get Ready First

Financing, made clear

Most of a smooth purchase happens before you tour. Start with these four.

Preapproval

Before you tour. It shows sellers you're ready and sets your real budget.

How it works →

Credit

Many options open at 580 and more at 620. A short plan can raise your score.

Cash to close

Closing costs often run 2% to 5% of the price. Assistance and seller credits can help.

New Construction

Buying new? Bring your own agent.

The builder's sales team works for the builder. I work for you. Many builders pay the buyer's agent fee, and I'll confirm that before we visit.

  • Register me on your first visit. Many builders won't work with an agent who wasn't there from the start.
  • Compare incentives. Rate buydowns and closing credits often depend on using the builder's lender. We weigh that against outside quotes.
  • Inspect anyway. A pre-drywall and a final inspection catch issues while the builder still has to fix them.
  • Read the warranty. Know what's covered, for how long, and how to file a claim.
  • Check HOA and CDD fees. Many new communities carry them. They change your monthly cost.
